Foundation cracks in the garage should not be ignored

When you have a crack of this width and length, it indicates a problem exists that may not be easy to figure out.

This was found in a garage in Sayville, NY and it is in need of professional evaluation and repair.

The grading around this house was quite poor due as low areas at the foundation (see picture) exist. Over-saturated soil from poor grading - having low areas against the foundation where rainwater pools and puddles - can promote foundation cracks and water issues in the basement.

So many houses Meticulous Home Inspection inspects in Suffolk county have the same issues. Poor grading, or in this case, very poor grading, can cause these cracks, and were brought to the attention of the buyer.

A surfaces around the foundation whether it is soil, a driveway, a walkway, a patio, should all be pitched away from the foundation so water does not pool and puddle around the foundation. Avoid the foundation issues so many seem to ignore by keeping your property graded.
