Evaluating where to invest in residential real estate has been a tough call in recent years, but FinestExpert.com has done some of the work for investors by analyzing data for more than 10,000 American markets to identify the Top 20 Real Estate Investment Markets for 2010.

San Francisco-based FinestExpert.com says that in many parts of the country the housing market hit bottom in early 2009. In these areas multiple offers and bidding wars have broken out as investors attempt to snap up the properties before they rise in value.

The real estate investment experts at FinestExpert.com looked at key factors to estimate where home prices have stabilized and can be expected to turn around in the next year. Factors analyzed include strong employment, rental markets and growth levels as offset by foreclosures.

The real estate markets which the company expects to be good for investors are identified as "buy-and-hold" housing markets rather than a "fix-and-flip" market. This means that the rating system is looking for areas with positive cash-flow which takes into account home prices, hyper-local rents, taxes, insurance and other operating expenses.

Interestingly, the list of good places for investors will also appeal to first-time homebuyers who are looking for a place to buy for less than it would cost to rent.

The Dallas-Fort Worth-Arlington, Texas metro area was picked as the best real estate investment market for 2010.
